Tupelo is the largest city in northeast Mississippi and the commercial hub for Lee County and the surrounding hill country region. Unlike the Delta’s flat terrain or the Gulf Coast’s coastal exposure, Tupelo sits in Mississippi’s Tombigbee Hills where the terrain is rolling and the soils transition from the heavy clays of central Mississippi to a sandier, better-draining loam that makes post installation somewhat more straightforward. Tupelo has seen steady residential and commercial growth, and the city’s fence market reflects a mix of established neighborhoods near the historic downtown and newer suburban subdivisions along the Highway 78 and Highway 45 corridors where HOA activity is increasingly common.

Tupelo Zoning & Permit Guide
City of Tupelo: The Tupelo Building and Development Services Department requires a permit for most permanent fence installations within city limits. Standard residential zoning allows rear and side yard fences up to 6 feet and front yard fences up to 4 feet. Newer subdivisions on the city’s perimeter frequently have active HOA covenants with additional requirements.
Lee County Rural Properties: Properties outside Tupelo city limits fall under Lee County zoning jurisdiction. Contact the Lee County Planning Department for applicable rules on unincorporated county properties. See our FAQ on fence permit requirements.
Soil and Terrain: Northeast Mississippi’s hill country soils are generally better draining than the Yazoo clay of central Mississippi, but seasonal moisture variation still causes post movement. Ask your contractor about appropriate post depth and whether a gravel drainage base is recommended for your specific lot.
Pool Safety: Mississippi pool barrier requirements mandate a minimum 48-inch (4-foot) enclosure with self-closing, self-latching gates. Learn more about making your fence pool code compliant.
Utilities: Mississippi law requires calling Mississippi 811 at least two working days before any digging begins.
